Summary of Job Description:
The CFT Property Management Manager position monitors tenant payment status to ensure rents (base rent and additional rents) are collected on time. This position investigates, negotiates, and resolves high level property management issues and assists with litigation. This position manages and maintains all lease documentation and works with third-party facility managers, vendors, and tenants to resolve property repair and maintenance issues. The CFT Property Management Manager also manages Associate Property Managers, Assistant Property Managers, providing training and development to elevate their performance.
Job Responsibilities:
- Responsible for preparing annual property budgets, maximizing net operating income, and continually adding value to the assets. Reviews and analyzes property financial statements to assess the viability of the asset.
- Reviews and authorizes expenditures within specified budgetary guidelines. Audits and approves all property invoices – ensuring timely payments, proper GL coding and compliance with accounting standards. Works with Property Management team to handle delinquent rent collection in accordance with established policies.
- Responsible for inputting executed leases, renewals, assignment, escalations, and amendments into YARDI to ensure accurate reporting. Directly responsible for the rent collection of all tenants in assigned portfolio and timely deposit of rents to keep each tenant current.
- Reviews and reconciles tenant rent and Common Area Maintenance (CAM) recovery charges. Works with team and other associates to complete annual CAM Reconciliations and budgeting, and bills tenants accordingly.
- Reads and interprets legal and lease-related documents. Resolves Landlord-Tenant lease issues and determines appropriate follow up actions. Build relationship with tenants.
- Ensure all properties are maintained and repairs are executed in a timely and cost-effective manner. Responsible for the selection of contract services, vendor negotiation of service agreements and day-to-day monitoring of vendor performance to assure full compliance with standards established within the service agreement.
- Responsible for the acceptance and property management set up of newly developed properties delivered by construction and new acquisition by the real estate team. Conducts periodic property inspections and ensures first-class property condition that distinguish CFT properties from the competition. Reviews the performance of all improvement work performed on each property (capital and tenant improvements) and ensure high quality of work is delivered.
- Oversees Property Managers and responsible for working with third-party facility managers, vendors, and tenants to resolve property repair and maintenance issues. Follows up with third-party facility managers to make sure all repair and maintenance issues reported are resolved efficiently and cost effectively. Determines tenant vs landlord responsibility for cost of repairs/requests per lease
- Leads annual operational planning to identify areas of opportunity and set measurable goals to align with broader business priorities.
- Manages special assignments and assigned projects as directed.
- Manages and coaches the Property Management team to drive consistent performance and operational efficiency. Responsible for tracking, reviewing, coding, and approving property invoices to ensure timely payment processing. Partners with the senior leadership team in recruiting, onboarding, and developing team members to meet business needs. Actively promotes training opportunities focused on best practices and key operational tools to build team capabilities.

Your background & experience:
- Bachelor’s degree in Business or related field required
- 5+ years of Property Management experience with increasing management responsibility; prior supervisory experience required.
- Successful completion of initial and periodically required training
- Obtaining a valid Food Handler's Card within 30 days of employment is a requirement of this position.
Pay Range: M2: $112,500 - $158,000 / Annual
* Within the range, individual pay is determined using various factors, including work location and experience.
